Searching alone can take weeks of listings, phone calls and drives across town. I do that legwork as your Dallas-Fort Worth leasing REALTOR®, and bring you a short list that fits.

Talk with me
We set a call or meeting at a time that suits you. We talk through your move-in date, your budget, the part of town you want and the features you cannot live without.
Step 2
Set your budget and your area
Together we choose a monthly range and the cities or neighborhoods to search, such as Uptown, Downtown, Plano or Frisco, so the list stays short and relevant.
Step 3
Receive a curated list
I email you a hand-picked list of communities that fit. You mark your favorites. Dallas rentals move fast, so quick replies keep the best units available.
Step 4
Tour with me
I call each property to confirm current availability and pricing, then books your tours: in person, by video, or a private self-guided visit. I go with you and ask the questions that matter.
Step 5
Apply and finalize
You apply online. I check in by phone to guide you through the application, and negotiate any move-in specials. Once approved, you complete the lease and deposits through the property's resident portal.
Step 6
Plan your move
I provide a list of movers, freight-elevator reservations at both buildings, utilities, and a cleaning plan for the place you are leaving.

Uptown Dallas or Plano and Frisco?
Many renters weigh Uptown Dallas against West Plano and Frisco. Uptown puts restaurants, nightlife and shopping within walking distance, with many buildings offering concierge service. Plano and Frisco, especially near The Star, offer high-rise living with a more suburban feel, and townhomes in Frisco give you more room. Rents differ from area to area, so I compare current pricing for the places on your list instead of quoting averages.
Start early
I recommend starting your search four to six months before your move, and finalizing your favorites about four months out for Uptown Dallas. Early planners see more available units, more negotiating room on move-in specials, and a calmer move. Relocating from out of state? I tour for you by video or in person and shortlist the best fits before you arrive.
Leasing guidance
What to know before you sign a Dallas lease
I walk every client through the same checklist, so nothing surprises you at move-in.
- Ask what is included in rent and what is billed on top, such as water, trash, pest control, parking and amenity fees.
- Confirm the application fee and deposit before you apply. Each adult usually applies separately.
- Renters insurance is required by most communities. I can point you to the options.
- If you have a dog, I check your breed against the property's accepted list before you tour. Service animals follow different rules, with verification.
- Ask about move-in specials. They are often applied to the first full month's rent.
- Rent is usually prorated by move-in date, so choosing the date matters.
- Reserve the freight elevator at your current building and your new one before moving day.
Fees, deposits and specials differ by property and change often, so I confirm the current numbers with each community before you apply. This page is general information, not legal advice. Read your lease and ask the property about anything unclear.

- Does Amy Jacobs charge renters for apartment locating in Dallas-Fort Worth?
- For apartment communities, there is no separate locator fee to you. Participating communities may compensate my brokerage when a placement is completed, that compensation varies by property, and I disclose the arrangement that applies to you. When you apply, you put my name and my broker's name on the application. Single-family rentals and townhomes listed on the MLS are separate transactions with their own arrangements, which I explain and confirm with you before you sign anything.
- Can Amy Jacobs help with luxury apartments and penthouses in Dallas?
- Yes. Luxury leasing in Uptown and Downtown Dallas, and in Plano and Frisco, is a core part of my work. I provide Olympic-level service: a curated list, confirmed availability, tours, negotiation of move-in terms, and move coordination.
