- Drive times and mapped places: computed October 10, 2026 from the official city-limit file, Mapbox driving estimates (typical conditions) and an OpenStreetMap extract.
- Transit: Community Impact and NBC DFW reporting on DART member cities and the Collin County Transit program (checked Oct 10, 2026).
- Community amenities: counted from my approved community research. A city with few approved communities shows few, so read these as examples, not a ranking.
- I do not rank or recommend schools. Check zoning, taxes, HOA, MUD and PID details for any specific address.
